I’m James Lim, founder of The Property Collective and an Associate Group Director with PropNex Realty. I didn’t arrive here the easy way.

For ten years I ran my own corporate gifts business. COVID took it apart. Sales went to zero, my savings drained, and to keep going I sold the things people assume you never sell: my car, then my condo. I moved my family back into my mother’s three-room HDB flat and started again from nothing.

One part still stays with me. While the condo sale was completing, the lawyer called. IRAS was charging a 4% Seller’s Stamp Duty I’d been told no longer applied, and one piece of wrong advice wiped out the money I’d set aside for a modest resale flat. I learned the hard, expensive way that in property the detail you overlook is the one that costs you. It’s why I won’t let a client get blindsided the way I was.

I owed about $250,000. I drove Grab eighteen hours a day, seven days a week, and studied for my licence in between. By day I looked fine; at night I’d ask how my life had ended up here. But I had my wife, our two young boys and my mother counting on me, so the choice was simple: stay broke, or restart from zero.

The numbers tell the rest. I closed 2024 ranked 953rd of about 13,000 PropNex agents. By March 2026, 88th of roughly 15,000, and a Platinum award winner. The climb is the point, not the trophy.

Going through all of it taught me what downside actually costs a family, in a way no course does. It’s why everything here is built around the exit, not the entry. Why I’d rather talk you out of a bad buy than earn a fast commission. Why I built BuySafe. Losing everything was the worst stretch of my life, and it rebuilt me into someone better at this.
