A condo’s headline appreciation is a single, clean looking figure. But it does not always separate genuine price growth from a shift in what sold. If larger or higher floor units happen to transact more recently, the average drifts upward, and a project can look like it grew far more than it really did, like for like.
Take an illustrative case. A project might show strong double digit growth on paper, while the size and floor adjusted picture is close to flat. Same data. Very different story.
That gap is easy to miss, and it is exactly the kind of thing worth understanding before a major decision.

BuySafe is a market analysis tool for serious property decisions. It draws on more than 140,000 publicly available URA transactions across 3,000+ private condo projects and does what a headline average cannot: it estimates true price growth separately from the noise of unit mix.
Each project then gets a BuySafe Score from 0–100, a single comparable read that weighs estimated appreciation, how actively a project trades, its value against the market, recent momentum, and price stability. Filter by price, size, bedrooms, district or region, and the rankings recompute around the kind of unit you actually have in mind.

How it works

Step 1
Adjust for what actually changed.
BuySafe uses a hedonic regression, a well established technique in housing economics and the same family of methods used to build official house price indices, to model price per square foot against unit size, floor level and time. That controls for composition, so a project only registers as appreciating if it genuinely did, like for like. Where the data is too thin to model reliably, BuySafe shows nothing rather than guessing.

Score five dimensions.
Each project earns a BuySafe Score from 0–100, weighted toward what matters most for a sound entry.

Treat thin data with caution.
A project with three transactions cannot be read like one with thirty. BuySafe applies a confidence adjustment that scores thin data projects down, so a small, lucky sample never tops the rankings. Projects growing below roughly the rate of inflation are weighted down too, because that is not the kind of growth worth leaning on.

Why do scores change when I filter?
Because they should. A project’s growth for 2 bedders can differ from its 4 bedders. Filtering recomputes the score around the exact unit profile you care about, so you are comparing the right slice.
Why does a project sometimes show no appreciation figure?
When there are not enough transactions to model growth reliably, BuySafe shows nothing rather than a figure you could not rely on. An honest blank beats a confident guess.
